Why a Discount Realtor in Colorado May Be the Best Decision You’ll Make
When it comes to selling or buying a home in Colorado, your bottom line matters. At Colorado Flat Fee Realty, we have spent over 35 years proving that working with a discount realtor does not mean settling for less—it means getting smarter, more transparent real estate service while keeping significantly more of your equity. Call us today at 303-300-9660.
What Does a Discount Realtor Actually Mean?
A discount realtor is a fully licensed real estate professional who delivers the same comprehensive services as a traditional agent—MLS listing, professional photography, pricing strategy, negotiation, and closing support—at a fraction of the typical cost. Traditional agents often charge 5% to 6% in total commissions. That adds up fast, especially in Colorado’s high-value housing market.
At Colorado Flat Fee Realty, our flat fee and low-percentage listing plans give you every service you need to sell your home successfully, without the inflated commission attached to outdated real estate models. You pay less and keep more—it is that straightforward.
Our Discount Realtor Listing Plans
We offer three full-service listing options designed to fit your situation and budget. Every plan includes professional representation from start to finish.
Option 1 – Standard Full-Service Listing
- Cost: 1% of the sales price or flat fee (whichever is greater)
- Payment: 100% at closing
- Term: Minimum 4-month listing
- Best for: Sellers who prefer to pay nothing until their home closes
Option 2 – Flexible Payment Plan
- Cost: 0.75% of the listing price
- Payment: 50% upfront, 50% at closing
- Term: 2-year listing; cancel at any time with 1 month’s notice
- Best for: Sellers who want a lower overall cost and extended market exposure
Option 3 – Lowest Commission, Paid Upfront
- Cost: 0.5% of the listing price
- Payment: 100% upfront
- Term: 2-year listing; cancel at any time
- Best for: Sellers who want the absolute lowest commission rate and are comfortable investing upfront
Admin Fee
All plans include an admin fee of $495, which covers a professional photographer, yard sign company, transaction coordination, and lockbox. If you supply your own professional photos and purchase your own lockbox, the admin fee is reduced to $200.
Buyer Incentive
If you find a buyer who has not yet signed with another agent, we handle the entire transaction—both sides—at the same rate as your chosen listing option (0.5%, 0.75%, or 1%), payable at closing. That means even bigger savings if you bring your own buyer.

How Much Can You Save? A Real Example
Here is a simple comparison on a $600,000 home sale:
| Commission Model | Rate | Listing-Side Cost |
|---|---|---|
| Traditional listing agent | 3% (listing side) | $18,000 |
| Colorado Flat Fee Realty – Option 1 | 1% | $6,000 |
| Colorado Flat Fee Realty – Option 2 | 0.75% | $4,500 |
| Colorado Flat Fee Realty – Option 3 | 0.5% | $3,000 |
On listing-side commissions alone, Option 3 saves you $15,000 compared to a traditional 3% listing commission on a $600,000 sale—while you still receive every professional service you need to close successfully.

Why Colorado Homeowners Choose a Discount Realtor
Across Colorado—from Denver and Boulder to Fort Collins and Colorado Springs—homeowners are reconsidering what they pay to sell their homes. The traditional 5–6% commission model made sense decades ago. Today, with home values at record highs, that same percentage represents a staggering transfer of your equity to a brokerage.
Working with a discount realtor like Colorado Flat Fee Realty gives you access to the same MLS, the same marketing platforms, and the same professional guidance—at a cost that actually reflects the work involved. Our clients consistently save thousands of dollars, money that can fund a down payment on their next home, pad a retirement account, or simply stay in the family where it belongs.
Common Myths About Discount Realtors
Myth 1: You Get Fewer Services With a Discount Realtor
False. At Colorado Flat Fee Realty, every listing plan includes professional photography, MLS exposure, market analysis, contract review, negotiation support, and full transaction management through closing. You are not giving up anything—you are just paying a fair price for it.
Myth 2: Homes Listed With Discount Realtors Sell Slower
Not true. Your home appears on the same MLS, the same Zillow, the same Realtor.com as every other listing. Buyers and their agents have no idea what commission structure was used on the listing side. What drives a fast sale is proper pricing, professional presentation, and strong marketing—all of which we provide.
Myth 3: Discount Realtors Are Only for Experienced Sellers
Quite the opposite. First-time sellers are some of our most satisfied clients. We walk you through every step of the process, explain contracts in plain language, and are reachable by phone and email throughout. The process is no different—the bill at closing just looks a lot better.
Myth 4: You Have to Be a For Sale By Owner (FSBO) to Save Money
Not at all. Colorado is a minimum service state, which means if you advertise on the MLS, you are required to have a listing agreement with a licensed real estate broker. Colorado Flat Fee Realty is that broker—fully licensed, locally based, and experienced—so you get professional representation and keep far more of your equity than a traditional commission model allows.
Who Should Consider a Discount Realtor?
A discount realtor is an excellent choice for Colorado homeowners who:
- Have built substantial equity and do not want to lose a large portion of it to commissions
- Are selling in an active market and want professional representation without overpaying
- Value transparency and upfront pricing with no hidden fees
- Are first-time sellers who want experienced guidance at a fair cost
- Are also buying a home and want to take advantage of buyer rebate incentives

Frequently Asked Questions About Discount Realtors in Colorado
What is a discount realtor?
A discount realtor is a licensed real estate professional who provides full real estate services—such as MLS listing, professional photography, pricing strategy, contract negotiation, and closing support—at a significantly reduced commission compared to the traditional 5–6% model. At Colorado Flat Fee Realty, we offer flat fee and low-percentage listing options so you keep more of your equity.
How much can I save with a discount realtor in Colorado?
Savings depend on your home’s value and the listing plan you choose. With our options starting at 0.5% of the listing price (paid upfront), sellers can save tens of thousands of dollars compared to a traditional 5–6% commission. For example, on a $600,000 home, a traditional 6% commission equals $36,000. Our plans dramatically reduce the listing-side portion of that cost.
What listing plans does Colorado Flat Fee Realty offer?
We offer three full-service listing options:
- Option 1: 1% of the sales price (or flat fee, whichever is greater), paid 100% at closing, with a minimum 4-month listing term.
- Option 2: 0.75% of the listing price, split 50% upfront and 50% at closing, with a 2-year listing term and the ability to cancel with 1 month’s notice.
- Option 3: 0.5% of the listing price, paid 100% upfront, with a 2-year listing term and the ability to cancel at any time.
All options include an admin fee of $495 (or $200 if you provide your own photos and lockbox) covering a professional photographer, yard sign, transaction coordination, and lockbox.
Is the service really full-service, even with a discount realtor?
Yes. All of our listing plans include: professional listing photos (up to 32 images), full MLS exposure on REcolorado and syndication to Zillow, Trulia, Realtor.com, Homes.com, and more; a comparative market analysis to price your home correctly; contract review and offer advice; negotiation support including counteroffers; contract management through closing; digital signatures via CTM eContracts; and phone and email support throughout the process.
Will my home be listed on the MLS?
Yes. Your home is listed on the local REALTOR® MLS (REcolorado) and syndicated to major real estate websites including Zillow, Trulia, Realtor.com, and Homes.com—exactly as it would be with any full-commission brokerage.
Will buyers know I used a discount realtor?
No. Your home is marketed and presented on the MLS and all real estate websites exactly the same as any other listing. There is no indication on the listing that you used a discount realtor.
Do I still need to pay a buyer’s agent commission?
The buyer’s agent commission is a separate, negotiable item. Our listing fees cover the listing (seller’s) side only. We will advise you on current market norms for buyer’s agent compensation in your area. If you find your own buyer who has not yet signed with another agent, we can handle the entire transaction at the same low rate as your listing plan—saving you even more.
Can I use Colorado Flat Fee Realty if I am buying a home?
Yes. Colorado Flat Fee Realty offers full buyer representation. All home buyers receive a 1% rebate incentive at closing when they purchase a home through us and use our affiliated mortgage partner, Advantage Plus Mortgage. This puts real cash back in your pocket whether it is your first home or your next.
What is included in the $495 admin fee?
The $495 admin fee covers third-party costs including a professional photographer (up to 32 high-quality listing photos), yard sign installation and removal by a sign company, transaction coordination, and a lockbox for showings. If you supply your own professional photos and purchase your own lockbox (available at Home Depot), the admin fee is reduced to $200.
What happens if my home doesn’t sell?
We work with you to make strategic adjustments to your pricing or marketing approach. Our agents are experienced in reading market conditions and will help you reassess your strategy if needed. Under Options 2 and 3, you may cancel your listing at any time for any reason, provided your home is not currently under contract. Per MLS rules, cancellation is not permitted while a property is under contract.
