Yes. The commission you offer to a buyer’s agent is set separately and entirely by you, the seller. Colorado Flat Fee Realty’s low commission applies only to the listing (seller’s) side. You can offer any co-op commission structure you choose to buyer’s agents, and your home will be shown just like any other MLS listing.
Yes, though both result in lower seller costs. A flat fee realtor charges a fixed dollar amount regardless of sale price. A low commission realtor charges a reduced percentage of the sale price. Colorado Flat Fee Realty offers both structures — our plans include both percentage-based low commission options and flat fee pricing depending on the home’s list price and the seller’s preference.
It depends on the plan you choose. Under Option 1 (1% or flat fee), payment is 100% due at closing — nothing out of pocket upfront. Option 2 (0.75%) is split 50/50 between upfront and closing.
