Buying or selling a luxury property in Colorado shouldn’t mean giving up a bigger share of your equity than the transaction actually requires. At Colorado Flat Fee Realty, Inc., we provide full-service, licensed brokerage support for luxury home sales and purchases across Colorado, built around a flat fee and rebate structure that’s sized to the transaction — not an inflated percentage of it.
Below, we explain how our flat fee listing service applies to luxury-priced homes, how our buyer rebate program works on $1 million-plus purchases, which Colorado luxury markets we serve, and the questions we hear most often from luxury buyers and sellers.
A traditional 5–6% commission doesn’t scale fairly once you’re above the $1 million mark — the work involved in marketing and closing a luxury transaction doesn’t multiply the way a percentage-based fee does as the price climbs. Our fee schedule is structured the opposite way: it’s tiered on lower-priced homes and drops to a flat 0.50% of the sale price once a listing crosses $1,000,000, so the cost stays proportionate to the transaction while the level of service stays exactly the same.
If you’re listing a luxury home in Colorado, our flat fee listing service gives you full-service representation from valuation through closing, without the traditional commission structure.
| List Price | Flat Fee |
|---|---|
| Under $1,000,000 | 1.0% of sale price or $3,500, whichever is greater |
| $1,000,000 and over | 0.50% of sale price |
A $495 administration fee applies to cover third-party vendor costs, and a buyer’s agent co-op commission applies separately. Rates are subject to change — see the full fee schedule page for current pricing. There are no upfront fees on any listing: everything is collected at closing.
If you’re purchasing rather than selling, our buyer rebate program is worth a closer look on a luxury transaction. For qualifying Colorado purchases of $1 million or more, our commission is only 0.5% of the sale price or $10,000, whichever is greater, instead of the full buyer’s agent commission a traditional brokerage would typically charge. Because our commission is lower, the difference is credited back to you in cash at closing.
A signed rebate agreement with Colorado Flat Fee Realty is required to receive the rebate, and some restrictions apply. Purchases under $1 million may qualify for our broader buyer cash-back program instead — visit our Home Buyer’s Rebate Information page for those terms, or search current listings with our MLS search tools.

We apply our reduced flat fee of 0.50% of the sale price to any Colorado home listed at $1,000,000 or above. Homes listed under $1,000,000 fall under our standard fee schedule of 1.0% of the sale price or $3,500, whichever is greater.
For listings priced at $1,000,000 or more, our fee is 0.50% of the sale price. A $495 administration fee and a separate buyer’s agent co-op commission also apply. There are no upfront costs — all fees are collected at closing.
No. All fees, including the flat listing fee and the administration fee, are collected at closing, not upfront.
You get full-service representation: a broker consultation and free home valuation, professional photography, MLS syndication to sites like Zillow, Trulia, Realtor.com, and Homes.com, a yard sign and lockbox, coordinated showings, negotiation support, contract review, and broker accompaniment at closing.
On qualifying Colorado purchases of $1 million or more, our buyer’s commission is only 0.5% of the sale price or $10,000, whichever is greater. Because that’s lower than a typical buyer’s agent commission, the difference is rebated to you in cash at closing. A signed rebate agreement is required, and some restrictions apply.
